Getting
Licensed:
Who
must obtain a Real Estate Salesperson License?
This license is required for any person to perform any act in
real estate for compensation or in expectation of compensation.
This license is required for individuals employed by real estate
brokers as salespersons under the direct control and supervision
that broker. A license may be obtained by a person who does not
immediately intend to be employed by a broker; however, no real
estate activity may be performed until that person is employed by
a licensed real estate broker. This license authorizes real estate
activity only if the salesperson is in the employ of a licensed
real estate broker. It does not authorize the salesperson to act
as an independent agent.
How
do I become a salesperson?
MINIMUM
REQUIREMENTS TO APPLY FOR SALESPERSON
EXAMINATION
Age:
No restrictions. However, to apply for the salesperson license a
person must be 18 years of age.
Proof
of Legal Presence in United States:
Effective August 1, 1998, all license applicants for an original
or renewal license will be required to submit documentation showing
legal presence in the United States. The most common document used
for establishment of US citizenship is a birth certificate. Residency
in the state is not a requirement.
Honesty:
License applicants must be honest and truthful. Conviction
of a crime, that is either a felony or involves moral turpitude,
may result in the denial of a license. The failure to disclose any
felony may also result in the denial of a license..
Education:
As of October 1, 2007, original salesperson examination applicants will be required to complete 3 courses before applying for the State Exam: Real Estate Principles,
Real Estate Practice and one additional elective course. Each course must be three semester units, (or quarter unit equivalent) college-level, with a passing grade.
While RE Principles and RE Practice are mandatory, the student may select the elective course of their choice from the following list of courses:

Quite often
we find that people have a course from a past college degree that
will satisfy the elective course requirement. The most common courses
people seem to already have, normally from their lower division college credits,
are General Accounting, Micro or Macroeconomics, and Business Law.
As long as you can furnish official proof of completion, it does not matter how
long ago these courses were taken. If you have questions, please feel free to call our office.
Experience:
None required.
You
must also pass the real estate salesperson examination held by the Department of Real Estate with a passing score of 70% or better.
What
are the license fees?
There is
a $25.00 exam fee required when you apply for the state examination.
The license fee for an unconditional license is $120, plus a fingerprint-processing fee. Please check with
the DRE for specific fee information before submitting fees.
What
may I do with a salesperson license?
